WHAT WE DO

Tideline Partners is a commercial real estate investment management and development firm. We develop and invest in underperforming properties to cultivate economic and community value, while protecting the environment. After spending over ten years in institutional investment banking and real estate, I resigned from my job at GE Real Estate and in 2013 launched Tideline Partners. I have a lot of history along the 78 Corridor having attended Palomar, Mira Costa and ultimately graduating from CSUSM in 2001 before going on to get my MBA at SDSU. CSUSM only had around 2K students when I graduated and bought my fist investment property, Sprinter was but dream and Stone Brewery was a small brand. I am excited to see leadership across the north county cities working together to build a comprehensive regional value proposition.

WHY WE CHOSE THE 78 CORRIDOR

The 78 Corridor has a diverse economy, affordable cost of living and attractive life style amenities. These three value drivers are what originally got us looking at the area when evaluating San Diego County. You’ve got Tri-City Hospital on the west side of the corridor, and the bran new one million sq. ft. Palomar hospital on the east side that is sprouting ancillary property uses and jobs such as outpatient clinics. CSUSM is now home to 15K students with plans to grow to 25K full time students on a 300 acre campus and that growth us supplemented by Palomar College and Mira Costa Community College also along the corridor. San Diego is known as the microbrew capital of the world and more than half of those breweries are brewing along the 78 with a concentration in the Vista Business Park, a 14 million sq.ft.  light industrial and office park with one of the lowest vacancies in the county. Housing is affordable, there is cultural diversity, you’ve got the billion dollar investment of the Sprinter light rail and you still have public open spaces, parks, hiking trails and the ocean! The 78 Corridor offers quality of life and the foundation for economic growth. 

WE LOVE OUR NEIGHBORS

Some might say that Stone Brewery kicked off the San Diego microbrew revolution, while other would argue the firm joined a long tradition of local brewers and took it to the next level. The interesting thing is that the microbrew culture and consumption is really about community, not alcohol. It attracts craftsmen, people who are passionate about quality in their work, and that passion transcends beyond the beer and into the stewardship of their firms, industry and community.

FIVE YEARS FROM NOW...

Our activities cover San Diego County and we anticipate a growing focus and investment along the 78 Corridor. We imagine a 78 Corridor with enhanced connectivity through a multimodal transportation network that relieves traffic congestion, protects air quality and resources, drives productivity and improves the human condition both mental and physical. The green shoots of this vision are already sprouting across the corridor as can be seen in the redevelopment of downtown Vista with mixed use projects, bike lanes, streetscape improvements that widened sidewalks and landscaping that encourage walkability and cultivate community. We imagine and hope for bike-share and car-share programs like DecoBike and ZipCar that expand transportation options and connect the business and residential communities across the north county. This is a very exciting time for the 78 Corridor and we are thrilled to be part of the future of this region!
