Being a broker of Commercial Real Estate on the 78 Corridor  is advantageous. In recent years, the economy has boomed and we have seen the area flourish. Occupancy rates are increasing and the demand has welcomed exciting new tenants to the corridor. With increasing rents, there has been a significant surge of businesses trying to plant their feet in the 78 Corridor while rates are still affordable. San Diego has become known for craft breweries and many of them have made their homes in the 78 Corridor, or “Hops Highway” as it has been nicknamed by enthusiasts. The iconic area is attracting tourists and with the foot traffic of those tourists, new businesses. What we are seeing is the beginning of a well-known city; a hotspot for business. 


With the recent hype surrounding craft breweries and recreational facilities combined with their space requirements, these entertainment facilities are popping up within these industrial areas. With these attractions in the formerly industrial area, other retailer and restaurateurs are following suit.  The areas are becoming a dynamic mix of warehouse users, entertainment facilities, and offices.


With the increasing popularity of the 78 Corridor and San Diego County’s overall decreasing vacancy, we will continue to see demand for businesses in the area. This competitive market will bring bigger businesses and more revenue into the corridor. The Williams Group with Lee & Associates plans to take a large role in developing this thriving area. Our team, through our marketing strategy, comprehensive understanding of the market, and key relationships with clients, entrepreneurs, and business developers, plan to place businesses that can grow with the exciting changes taking place in the region. Although North County has limited available land for development, we expect to see speculative development come within the next 12-18 months.
